The top questions to ask when meeting a potential construction company

Whether planning your cosy dream home, or a fresh-looking headquarters for your commercial enterprise, it can be stressful finding the right construction company to help you realise your ambition. And if you’re looking to hire an Oxfordshire-based construction team, you’ve probably found a number of companies who at first glance offer very similar things.

The best way to choose between them, and find a company that fits your needs, is to know exactly what they will deliver.

Here are five of the most important questions you should be asking any company you’re considering for your building project.

1. What will the cost be?

Seek out quotes from each of your shortlisted builders. The quotes should detail everything, from the sourcing and provision of supplies, to the removal of rubbish after the job.

If any of the quotes come out as much cheaper than the others, query it. There may be good reasons for the more attractive price – but it’s worth comparing what’s included in the cost with the other quotes, and making sure the cheap company is not intending to cut corners.

Also, ask if your potential construction companies are insured – both to protect themselves and also to protect you and the general public in case of an accident. And importantly - find out if planning permission is needed!

2. Do you have references?

Any established builder should be able to offer references from previous satisfied customers. A construction company may have testimonials on their website, or they may have pictures of work they’ve completed.

3. How long will the work take?

A good builder should be able to assess your particular needs, and be as realistic and upfront about timescales as they can possibly be. They should be able to predict potential pitfalls and draw up contingencies just in case, to ensure the works remain on track.

Occasionally, unforeseen challenges arise. The best way to deal with these is to hold regular catch ups with your builder, so you can stay on the same page and agree a way forward together.

Work duration can also be impacted by the amount of time the builders spend dedicated to your project, rather than juggling it with others. It’s worth establishing that the builders you choose will remain committed to your project until completion.

4. Who will lead the project?

Make sure your builders are providing a senior representative that will be your first point of contact for any questions you have. Building works can become stressful, so it’s vital that you’re able to maintain strong communications with the senior team. You should expect to be able to see this senior team on-site, and hold regular catch ups with them – at least weekly.

A good construction company will want to be sure you are satisfied after the end of a project. At Flint, we want you to be completely happy with our work – which is why we only invoice 95% of the contract sum at practical completion. The remainder is payable after three months beyond completion.
